The change of season has arrived, and with it comes one of the strongest starts to the selling market that our estate agents have ever seen.
Last month Britain saw record asking prices for homes across the country. Prices keep rising because there are more people looking to buy than there are homes for sale.
If you are looking to move, this is the best spring to do so.
Here’s why…
- You’ve got potential to achieve a record price for your home
Average asking prices across Britain rose by £5570 last month, the national average has now reached a record high of £354,564. This is the largest rise seen at this time of year since March 2004.
The market is hugely competitive at the moment, our estate agents in Milton Keynes are seeing homes receive multiple offers from several buyers. If you weren’t quite ready to take advantage of last year’s rush, you’ve got a second chance now.
- There’s a chance you’ll have several buyers to choose from
There are more than double the number of buyers as there are sellers in the market. This is the biggest imbalance we’ve seen at the start of the spring selling season. This means there is a strong chance you will be able to pick from several buyers, each of whom will have to make competitive offers to be in with a chance of securing your home.
- You’ve got the highest (ever) chance of finding a buyer within the first week
Our estate agents are witnessing deals being done at lightening speeds. We’re seeing one in five sales being agreed within the first week of a home being listed, this is double the figure for the same period in 2019.
Moreover, 50% of sales are being agreed within the first fortnight of listing, illustrating how high buyer demand is, and how quickly you could be securing your home deal.
But what does this mean if you want to buy?
If you are thinking of selling in this record-breaking market, then you will probably be needing to buy in the same market. The good news is that we are starting to see more sellers coming to market, bringing with them more choices of properties. The bad news is that you’re still going to be competing against other buyers.
To make yourself more attractive, try and have a solid buyer lined up for your existing property. Our estate agents recommend you put yourself in ‘power buyer’ position, so that you’re more likely to get the property you want, for the price you want it at.
